
What is an EPC?
A domestic Energy Performance Certificate (EPC) is a report that shows the energy efficient and environmental impact rating of a building.

The energy efficiency of a property based on how expensive it is to heat.
​
The EPC will also show an estimate of the energy use, carbon dioxide emissions, lighting, heating and hot water per year.
​
The energy efficiency rating is between 'A and G', with 'A' being the most energy efficient that is possible and 'G' being very poor.
How is a domestic EPC created?
Energy Performance Certificates must be undertaken by a member of an approved Government Scheme. The official trades person who can carry out the assessment are known as a Domestic Energy Assessor (DEA's)

The Domestic Energy Assessor will conduct the assessment at the property. They will inspect the property both internally and externally, take measurements and notes about the property. Photos will be taken to evidence some of the findings. The inspection is non-invasive, therefore the energy assessor will not move any furniture, carpets or drill in to any walls.

The information and data gathered at the property are inputted in to special system and software known as Reduced Standard Assessment Procedure (RdSAP) which then calculates the energy efficient and environmental impact rating of the building.

A typical assessment will approximately take 30 - 60 minutes and varies dependant on the size of the property and the level of information that needs to be gathered.

If you are going to sell or rent your residential property, it is a legal requirement to have a domestic EPC (you may be fined for not having one). Vendors and landlords must apply for their domestic EPC before they put the property on the market for sale or for rent.

You will need a EPC for applications for grants or funding towards energy saving or improvement measures at the property. grants such as Energy Company Obligation (ECO).
An EPC is valid for 10 years so it can be easy to forget if you have one or not. This can be checked on the government website find an energy performance certificate.

The average appointment takes 30 - 60 minutes. The assessor will take measurements and look at your heating source, windows, property age, roof type, wall construction and so on. On the same visit we aim to complete all other booked services.
Your EPC will be lodged on government national EPC register and a copy will be sent to you via email.
